01 · The brief

a neo-classical estate on 11 kanal.

Balkasar Estate is a concept-stage residential estate on an 11-kanal site, designed in a Neo-Classical architectural language reinterpreted for a contemporary suburban and agrarian setting. Symmetry, proportion, and formal spatial hierarchy organise the plan. Colonnades, pediments, cornices, and articulated plinths are used in a restrained manner, prioritising elegance over ornamentation.

The residential cluster is positioned on the quiet interior of the site, with substantial portions of the plot reserved for working agriculture and future extension. BloxDot is taking the project from concept through architecture and interior design, with construction to follow.

03 · The story

symmetry, proportion, and a working landscape.

The site spans approximately 11 kanal in a suburban context, bounded by a 30-foot primary road and a 15-foot secondary access road. Plot geometry is irregular, organised through axial planning into clearly defined built, landscaped, and agricultural zones. A centrally located covered area anchors the residential cluster, reinforcing the symmetry that runs through the architecture.

The Neo-Classical language is reinterpreted with restraint. Colonnades and pediments are present but quieted; articulated plinths and cornices give the façades formal definition without decorative excess. Material transitions are deliberate, soft whites, warm creams, and natural stone tones, letting the elevations read as cohesive compositions against the agricultural backdrop.

The estate is configured to evolve. An existing structure on the site edge is retained, and substantial portions are reserved for future extension and continued cultivation. Landscape buffers and tree lines mediate the transition between residential and agricultural areas, supporting a refined yet livable environment where architecture, agriculture, and lifestyle coexist.
