pre-construction
Two-to-four-week phase. BOQ sign-off. Procurement schedule locked. Approval submissions in motion. Permits secured. Trade subcontractors onboarded.
The studio that drew the project also runs the build. One contract for design and construction, one senior accountable from sign-on to keys.
Villas, apartment buildings, commercial shells, hospitality, and renovation. Itemized BOQ as the binding contract. Milestone payments tied to verified site progress. Defects warranty period in writing.
Construction at BloxDot covers ground-up residential and commercial work, plus selective renovation. Every project runs through one BloxDot project manager and one BloxDot site engineer, with trades coordinated by our team.
Villas and family homes from 5 marla through 4 kanal. Foundation through finish. BloxDot as the contracted general contractor, with the design team on site at every key milestone.
Apartment buildings and townhouse developments up to ten floors. Structural coordination, MEP coordination, finishes, and approvals managed in-house through our project team and engineering partners.
Office buildings, retail blocks, and mixed-use developments. Approval-grade construction managed against architectural and engineering drawings, ready for tenant fit-out at handover.
Restaurants, cafes, and boutique hotels delivered against a coordinated design and operational brief. Front-of-house and back-of-house executed together, including kitchen and bar fit-out where required.
Existing buildings reworked structurally or for new use. Includes structural assessment, demolition coordination, and rebuild against revised approval drawings.

Every BloxDot construction engagement includes the same baseline contract structure. The numbers change with project size. The structure does not.
Every line item priced by quantity, brand, and grade. Cement source named. Steel grade named. Fixture brands named. The BOQ is the binding contract, not a verbal estimate.
Typical structure: 20 percent mobilization, 60 percent across verified build milestones, 20 percent on handover and snag clearance. Each milestone payment released against site photographs and physical inspection.
12 months on workmanship from handover date. Covers finishes, joinery, MEP installation defects. Materials carry separate manufacturer warranty as per product.
3 years on structural elements, certified by the engineering consultant on the project. Foundation, frame, slab, and load-bearing walls covered.
Photo and video updates shared with the client every Friday, regardless of whether visible progress was made that week. Live video calls available on request for overseas clients.
One BloxDot senior is the named point of contact from contract signing through warranty period. Clients are not handed off to a junior project manager after sale.
Final stamped drawings. As-built drawings reflecting any approved changes. Material schedule with sources. Warranty documentation. Operating manuals for installed systems.
Project size sets the timeline. A villa runs longer than a renovation. A commercial shell longer than a residence. The five phases are constant. Depth and duration scale with the project.
Two-to-four-week phase. BOQ sign-off. Procurement schedule locked. Approval submissions in motion. Permits secured. Trade subcontractors onboarded.
One-to-two-week phase. Hoarding installed. Site utilities connected. Safety protocols set. Labour camp established if needed. Site engineer mobilized.
Twelve-to-twenty-week phase for residential, longer for multi-floor. Foundation, substructure, frame, slab, and roof. Engineering sign-off at each stage. Photo documentation weekly.
Sixteen-to-thirty-week phase. MEP rough-in. Plaster. Flooring. Joinery installation. Fixtures. Paint. Design team on site weekly during this phase. Material deliveries logged.
Two-to-four-week phase. Punch list compiled and closed. Services commissioned. Defects rectified before walkthrough. Keys handed over on the committed date. Warranty documentation issued.
Typical residential villa: nine to twelve months end to end. Multi-unit residential: eighteen months and up depending on floors. Commercial shell-and-core: twelve to eighteen months. We confirm a project-specific timeline at sign-on.
Itemized BOQ with brand and grade specified. Milestone payments tied to verified site progress. Weekly photo updates whether progress happened or not. Twelve-month defects warranty on workmanship. One BloxDot senior accountable from sign-on through the warranty period. These are clauses in the contract, not promises in the brochure.

See all construction projects →Anyone who has built a house in Pakistan, or knows someone who has, knows the four ways construction projects fail. Here is how the BloxDot contract structure addresses each one.
you sign for one number and the final bill is fifty percent higher. The contractor blames material price changes or unforeseen conditions. You cannot verify any of it.
every line item in the BOQ is priced with the brand and grade specified. Cement source named. Steel grade named. Fixtures specified. The BOQ becomes the binding contract. Material price escalation clauses, when included, are written into the contract upfront with named caps. There are no mid-project surprises because the contract does not allow them.
the first floor is built well because the contractor wants the next milestone payment. By the third floor, corners are being cut on rebar, concrete mix, finish quality. You cannot tell because you are not on site daily and would not know what to look for if you were.
the design team is on site weekly during structural works and finishes phases. The same people who specified the materials inspect the materials when they arrive on site. Engineering consultant signs off at each structural stage. Foundation, frame, and slab inspected before next phase begins.
build is done. Defects appear at month three, six, twelve. The contractor stops returning calls. You either pay someone else to fix it or live with it.
twelve-month defects liability period on workmanship is a clause in the BloxDot construction contract. It covers finishes, joinery, and MEP installation defects. Three-year structural warranty per engineering consultant certification. The named senior accountable on the project is the same person you call if a defect appears in month eleven.
you live in the UK, US, or Gulf. You cannot fly back for site visits. You are about to send millions of rupees from afar to people you cannot supervise directly.
photo and video updates every Friday regardless of whether progress was made that week. Live video calls on request. Milestone payments released against verified site photographs. Family members or representatives in Pakistan receive the same documentation if you want them to verify in person on your behalf. The structure is built so that distance does not change the level of oversight you have.
The construction questions we hear most often, answered directly.
Construction cost depends on finish level, structural complexity, and project type. For grey structure on residential work, current Lahore market rates run roughly PKR 3,500 to 4,500 per square foot. Turnkey construction with standard finishes runs PKR 6,000 to 9,000 per square foot. Premium finishes push higher. We provide a project-specific itemized BOQ after the first call and brief discussion. We do not give per-square-foot estimates without understanding the project.
Both, depending on the project. For fully-specified residential builds where scope is locked at sign-on, we use fixed-price lump sum so the client knows the exact final number. For larger or scope-evolving work, particularly commercial, we use cost-plus with a fixed management fee so the client sees actual costs without contractor markup on every line item. We recommend the right model after the first conversation. We do not switch models mid-project.
The BOQ itself. Every line item is priced with brand and grade specified at contract signing. Material price escalation clauses, if included, are written upfront with named caps. The contract is the binding document, not a verbal estimate. Any client-requested change is handled through a written variation order, priced separately, signed before the work happens. There are no surprise charges at the end of the project because the contract structurally does not permit them.
Twelve months defects liability period on workmanship from handover date, covering finishes, joinery, and MEP installation defects. Three years structural warranty on foundation, frame, slab, and load-bearing walls, certified by the engineering consultant. Materials carry their own manufacturer warranty separately. Warranty documentation is part of the handover package. The named senior accountable on the project handles any warranty claims directly, not a callback queue.
Weekly photo and video documentation shared every Friday. Live video calls on request. Milestone payments tied to verified site photographs, so payment release is itself a verification mechanism. Engineering consultant inspection reports at structural stages. Material delivery logs with brand and quantity confirmed. For overseas clients, we structure the engagement specifically around remote oversight and have run multiple projects this way for clients in the UK, US, and Gulf.
Yes. BloxDot prepares the approval drawing set and manages submission to the local authority, whether that is LDA, DHA, BTAP, or the relevant body for the project location. Approval costs and authority fees are billed separately at actual cost, with no markup. For complex projects requiring specialist permit consultants, we coordinate with consultants we have worked with before and bill the client directly for their fees.
The BloxDot project manager and site engineer on every project are direct. Trades, including mason, electrician, plumber, carpenter, painter, and MEP teams, are subcontracted to specialist crews we have worked with on multiple projects. This is the standard premium GC model in Pakistan and gives clients the benefit of specialist trade quality with central project management accountability.
Yes. We have construction projects across Pakistan and have worked in the Gulf. Site engineer and project manager can be mobilized to projects outside Lahore. For projects far from Lahore, we adjust the engagement structure to ensure adequate site presence and coordinate with local trade partners where useful.
