Every BloxDot construction engagement includes the same baseline contract structure. The numbers change with project size. The structure does not.

Every line item priced by quantity, brand, and grade. Cement source named. Steel grade named. Fixture brands named. The BOQ is the binding contract, not a verbal estimate.

milestone payment schedule

Typical structure: 20 percent mobilization, 60 percent across verified build milestones, 20 percent on handover and snag clearance. Each milestone payment released against site photographs and physical inspection.

defects liability period

12 months on workmanship from handover date. Covers finishes, joinery, MEP installation defects. Materials carry separate manufacturer warranty as per product.

structural warranty

3 years on structural elements, certified by the engineering consultant on the project. Foundation, frame, slab, and load-bearing walls covered.

weekly site updates

Photo and video updates shared with the client every Friday, regardless of whether visible progress was made that week. Live video calls available on request for overseas clients.

named senior accountability

One BloxDot senior is the named point of contact from contract signing through warranty period. Clients are not handed off to a junior project manager after sale.

handover package

Final stamped drawings. As-built drawings reflecting any approved changes. Material schedule with sources. Warranty documentation. Operating manuals for installed systems.

Anyone who has built a house in Pakistan, or knows someone who has, knows the four ways construction projects fail. Here is how the BloxDot contract structure addresses each one.

The cost overrun

the first floor is built well because the contractor wants the next milestone payment. By the third floor, corners are being cut on rebar, concrete mix, finish quality. You cannot tell because you are not on site daily and would not know what to look for if you were.

the design team is on site weekly during structural works and finishes phases. The same people who specified the materials inspect the materials when they arrive on site. Engineering consultant signs off at each structural stage. Foundation, frame, and slab inspected before next phase begins.

The disappearing contractor

What does construction cost in Lahore in 2026?

Construction cost depends on finish level, structural complexity, and project type. For grey structure on residential work, current Lahore market rates run roughly PKR 3,500 to 4,500 per square foot. Turnkey construction with standard finishes runs PKR 6,000 to 9,000 per square foot. Premium finishes push higher. We provide a project-specific itemized BOQ after the first call and brief discussion. We do not give per-square-foot estimates without understanding the project.

Fixed-price contract or cost-plus?

Both, depending on the project. For fully-specified residential builds where scope is locked at sign-on, we use fixed-price lump sum so the client knows the exact final number. For larger or scope-evolving work, particularly commercial, we use cost-plus with a fixed management fee so the client sees actual costs without contractor markup on every line item. We recommend the right model after the first conversation. We do not switch models mid-project.

What stops the cost from going up during construction?

The BOQ itself. Every line item is priced with brand and grade specified at contract signing. Material price escalation clauses, if included, are written upfront with named caps. The contract is the binding document, not a verbal estimate. Any client-requested change is handled through a written variation order, priced separately, signed before the work happens. There are no surprise charges at the end of the project because the contract structurally does not permit them.

What warranty do you provide?

Twelve months defects liability period on workmanship from handover date, covering finishes, joinery, and MEP installation defects. Three years structural warranty on foundation, frame, slab, and load-bearing walls, certified by the engineering consultant. Materials carry their own manufacturer warranty separately. Warranty documentation is part of the handover package. The named senior accountable on the project handles any warranty claims directly, not a callback queue.

How do I verify quality if I am not on site?

Weekly photo and video documentation shared every Friday. Live video calls on request. Milestone payments tied to verified site photographs, so payment release is itself a verification mechanism. Engineering consultant inspection reports at structural stages. Material delivery logs with brand and quantity confirmed. For overseas clients, we structure the engagement specifically around remote oversight and have run multiple projects this way for clients in the UK, US, and Gulf.

Do you handle approvals and permits?

Yes. BloxDot prepares the approval drawing set and manages submission to the local authority, whether that is LDA, DHA, BTAP, or the relevant body for the project location. Approval costs and authority fees are billed separately at actual cost, with no markup. For complex projects requiring specialist permit consultants, we coordinate with consultants we have worked with before and bill the client directly for their fees.

Are your trades direct employees or subcontracted?

The BloxDot project manager and site engineer on every project are direct. Trades, including mason, electrician, plumber, carpenter, painter, and MEP teams, are subcontracted to specialist crews we have worked with on multiple projects. This is the standard premium GC model in Pakistan and gives clients the benefit of specialist trade quality with central project management accountability.

Can BloxDot work on a site outside Lahore?

Yes. We have construction projects across Pakistan and have worked in the Gulf. Site engineer and project manager can be mobilized to projects outside Lahore. For projects far from Lahore, we adjust the engagement structure to ensure adequate site presence and coordinate with local trade partners where useful.
