For design-only engagements, our drawings are detailed enough to build from without coming back for clarifications. For design and build, the studio that drew the project is the team running the build. For design and supervise, the architect who drew it watches it get built, without taking over construction.

A residential project takes four to six months from signed brief to construction-ready drawings. Commercial projects run six to nine months. Renovations are faster, two to four months. The timeline depends on project scale, approval requirements in your jurisdiction, and how quickly the client returns decisions on concept and materials.
A complete architectural set. That means site plan, floor plans, elevations, sections, and detail drawings at the scales required for construction. It includes structural coordination with engineering partners, MEP coordination, door and window schedules, and a specifications document detailed enough for a contractor to price from. Anything less is incomplete.
Sohaib leads design on every project personally, from concept through construction documents. The same principal who takes the brief is the principal who reviews the final drawing set. We also offer construction as a core service, which means clients can engage us for design only or for design and construction together under one contract.
Yes for any project that needs permit approval, structural modifications, or meaningful spatial changes. A contractor builds. An architect decides what gets built, how it works spatially, and how the structure handles loads, light, and movement. Without proper architectural drawings, contractors estimate from incomplete information, which is where most cost overruns and design failures originate.
Yes. Most of our architecture engagements end at the drawing set. We hand over a tender-ready package with structural and MEP coordination already resolved, and the client appoints a contractor of their choice. The set is detailed enough that a competent contractor can price and build from it without coming back for clarifications.
Architecture fees scale with built-up area, structural complexity, and the level of detailing a project demands. Residential villas typically run as a percentage of construction cost. Renovations and smaller homes are quoted as fixed fees. Commercial projects are scoped against a defined deliverable list. We send a written fee proposal after the first call. No blind estimates over the phone.
We prepare the approval drawing set to the standards required by your local authority. The submission and follow-up with the authority is typically handled by the client or a permit consultant, with us coordinating closely on any technical clarifications. For complex projects, we can recommend permit consultants we have worked with before.
Yes. Architecture travels well because most of the work is studio-based. We have run projects in Karachi, Islamabad, and Dubai from our Lahore studio. Site visits are scheduled around concept sign-off, drawing issue, and key construction milestones rather than a weekly cadence, so the travel cost stays proportional to the scope.
